The construction documents represent the final design approved by the client and the working drawings from which the project is built. These include window and door details, cabinetry details, roof overhangs, connection details of decks, guard rails, etc. as well as all drawings required by the relevant permitting agencies.
At the outset, the construction documents and the permit documents are (almost always) one and the same. One of the advantages of a design build model is the ability to refine many elements if the design after the design is approved.
Construction documents typically take 30-40% of the design time and budget.
